We list properties on major rental websites through a syndication to over 30 real estate websites, company social media platforms, and our website (https://realpropertyimpact.com/). We do offer professional photography, virtual tours, videos, floor plan layouts, and virtual staging to attract prospective tenants.
Prospects/Applicants undergo a through, proprietary screening process including background and credit checks, employment verification, and rental history reviews.
Tenants submit maintenance requests through the tenant portal. We evaluate, troubleshoot, and respond with our inhouse maintenance manager. Technicians and contractors support our inhouse team to ensure repairs are completed efficiently and to high standards.
Maintenance costs are deducted from your pre-determined maintenance reserve first. If costs exceed the reserve, they will be deducted from your monthly rental income. You’ll see a detailed breakdown in your monthly financial statement.
Risks include property damage, non-payment of rent, and vacancies. We mitigate these risks by thoroughly screening tenants, maintaining your property through regular property evaluations, and handling legal matters if necessary.
We require all renters to carry liability insurance as part of the lease.
Rental income is deposited into your bank account through our AppFolio system. You’ll receive an email notification once the deposit is made.
Our fees typically include a percentage of the monthly rent and a leasing fee for tenant placement. We also charge a maintenance coordination fee for any repairs performed outside of our inhouse maintenance department. We do a minimum of 2 annual property evaluations but highly recommend an evaluation every 6 months. This sets the high standard and expectation with tenants .
